As of September 2026, a full roof replacement in Meridian runs about $6,900 to $12,900 for a typical 2,200 square foot home, or $266 to $495 per square installed from 3-tab to designer shingles. Architectural shingles (GAF Timberline HDZ) are $380 to $410 per square. Measured from aerial LiDAR and county imagery, verified on site before any contract.
Most Meridian homes went up between 1994 and 2018 with 25-year builder-grade architectural shingles, and whole streets in Settlers, Lochsa Falls and the Old Town fringe are reaching replacement age within a few seasons of each other. That makes Meridian the most predictable roofing market in the valley: truss-framed two-stories, plywood or OSB decks, one shingle layer, moderate pitches. The table below applies the September 2026 installed rates to each home size; what moves a Meridian bid is usually the HOA, the season and the roof's complexity rather than surprises under the shingles.
| Home size | Roof area | 3-tab (GAF Royal Sovereign) | Architectural (GAF Timberline HDZ) | Metal |
|---|---|---|---|---|
| Under 1,200 sq ft | 14 to 16 squares | $3,700 to $4,300 | $5,300 to $6,600 | $6,000 to $12,400 |
| 1,200 to 1,800 sq ft | 16 to 22 squares | $4,300 to $5,900 | $6,100 to $9,000 | $6,800 to $17,000 |
| 1,800 to 2,500 sq ft | 22 to 30 squares | $5,900 to $8,000 | $8,400 to $12,300 | $9,400 to $23,200 |
| 2,500 to 3,500 sq ft | 30 to 42 squares | $8,000 to $11,200 | $11,400 to $17,200 | $12,800 to $32,600 |
| Over 3,500 sq ft | 42 to 50 squares | $11,200 to $13,300 | $16,000 to $20,500 | $17,800 to $38,800 |
Roof area is the billable squares a home of that size usually needs, including pitch, overhangs and waste; one square is 100 square feet of roof. Totals are the September 2026 installed rate for each line multiplied by that range, rounded to the nearest $100. Metal spans exposed-fastener panels to standing seam.
This site prices from a partner price book (Bork Roofing) at an all-in rate per square, $380 to $410 installed for GAF Timberline HDZ, covering installation, tear-off of one existing layer, starter strip and drip edge, ridge cap, ice and water shield, standard flashing and pipe boots, disposal, steep-slope labor up to 8/12. Guides that quote a wider span average many bids with many markups.
The number is for the measured roof, not the floor area: a typical 2,200 square foot home in Meridian carries about 26 squares of roof, which is where $6,900 to $12,900 comes from; the estimator measures yours.
Add-ons other guides fold into an average are itemized only when they apply: extra tear-off layers ($45 per square for each existing layer beyond the first); steep pitch ($35 per square on planes steeper than 8/12); decking (2 sheets included, then $95 per sheet); permit (the city's own fee where it is on file, else a $150 allowance).
Outside reference: This Old House, Cost of Roof Replacement in Idaho puts the Idaho average at $7,947 as of May 2026 ($6,117 to $20,703 statewide); a typical Meridian home at $6,900 to $12,900 sits inside that span.
Meridian subdivisions were built for speed, and their pitches cluster in the walkable middle. The exceptions are the Ten Mile and Black Cat farmhouse styles with steeper gables and the 1920s to 1950s homes in Old Town, where a steep original roof means harness work and more surface per square foot of footprint.
Because so much of Meridian is on its first roof, layer tear-off is usually a single layer of aging architectural shingle, the cheapest tear-off there is. Old Town is the exception: some of the original blocks near the downtown core have had a second layer laid over the first, and Idaho code caps a roof at two, so those roofs come off completely.
Truss framing with plywood or OSB sheathing is the Meridian norm, so decking rarely shows up as a cost line beyond a few sheets replaced where a valley or a bath vent leaked for years. The June 26, 2026 storm changed that in northwest Meridian: where wind-driven rain got under lifted shingles, delaminated OSB is what inspections keep finding.
Meridian reroofs are permitted through the City of Meridian Building Services. Most Meridian subdivisions also carry HOA covenants that restrict visible roof colors and materials, so color selection is worth confirming against your CC&Rs before ordering. The permit fee follows the city's current fee schedule; ask for it as its own line on the bid. Source: City of Meridian Building Services.
Meridian is the valley's HOA capital. Settlers, Lochsa Falls, the Eagle Road corridor and nearly every post-2000 community have architectural review of shingle color and profile, and some name an approved manufacturer palette. A denied color after the material is on site is the most common self-inflicted delay in Meridian reroofs.
Flat lots, wide streets and short driveways make Meridian the easiest staging in the valley, so access almost never adds to a Meridian bid. Timing matters more than access: when a storm window hits Kleiner Park and the Eagle Road subdivisions together, contractor demand surges across the same streets, and when neighbors reroof together, pricing is at its most competitive.
Pricing last updated September 2026. Per-square rates are the September 2026 Treasure Valley installed price list for the GAF asphalt lines and metal panel systems in the estimator; every figure on this page is calculated from that list, not typed in.
Roofs in Meridian are measured from USGS aerial LiDAR flown September 2023 to August 2024, about 16 points per square meter, and Ada County aerial imagery flown 2025 at 3 inch resolution; where LiDAR has not been flown yet, the estimate comes from aerial imagery alone and is labeled that way.
