Eagle's custom homes stack dormers, hips, valleys and skylights onto steep primary pitches. Every valley and hip adds flashing and cut waste, and every plane adds setup time, so an Eagle roof with twenty facets carries a higher waste factor and more labor per square than a simple gable of the same area. The estimator here counts those facets from LiDAR and sets the waste factor from the roof's complexity class.
Most Eagle homes are on their first roof, so tear-off is usually one layer. The exception is material, not layers: concrete tile and standing seam metal on the higher-end homes come off differently from asphalt, and tile in particular is heavy to remove and dispose of, which is why a like-for-like tile replacement is a specialty quote rather than a per-square one.
Truss framing with plywood or OSB is the Eagle standard, and decking is rarely a cost line on the newer homes. Banbury Meadows, Park Lane and the Linder corridor communities review visible roofing changes and often require designer asphalt, tile or standing seam rather than a standard architectural shingle. When the covenants set the floor at a premium line, the low end of the asphalt range is simply not available, and the bid starts from the GAF Timberline HDZ tier or above.
Large lots help staging, but Eagle's equestrian and estate properties in Floating Feather add long drives, gated entries and outbuildings that are quoted separately. Foothills-edge homes share north Boise's canyon-mouth wind exposure, and the larger the roofline, the more ridge, hip and valley footage the wind can work on, which is where Eagle roof failures usually start.
